The Santa Clarita Valley market is showing some softening compared to this time last year... inventory is down, prices have dipped modestly, and homes are taking a little longer to sell. Here is what the current numbers show and what they mean if you are thinking about buying or selling in the SCV right now.
I have been watching this market for a long time, and one thing I have learned is that the headline numbers rarely tell the whole story. What matters is how the data connects to your specific situation... whether you are a seller trying to price right, a buyer wondering whether to wait, or a homeowner just keeping an eye on things.
Here is a snapshot of where the SCV residential market stands as of this week, based on current CRMLS data for the Santa Clarita Valley area including Acton and Agua Dulce.
This Week's Numbers
- 10% of active listings reduced their price in the last 7 days
- Active listings are down 10.25% compared to this same week in 2025
- Pending sales are down 2.5% year over year
- Closed sales are down 4.27% from this week last year
- Median sales price: $857,560 — down 3.06% from this week in 2025
- Average sale price: $800,000 — down 3.12% year over year
- Average days on market (DAM): 48 days
- Average cumulative days on market (CDAM): 28 days
What These Numbers Mean
The first thing worth noting is that inventory is down year over year... which might seem counterintuitive given that prices have also softened. But lower inventory does not automatically mean a hot seller's market. When pending and closed sales are also down, what you are really seeing is a quieter market overall. Fewer homes coming on, fewer selling, and the ones that do sit a little longer before finding a buyer.
The price reductions are telling. When 10% of active listings cut their price in a single week, sellers are recalibrating expectations. Homes that came on overpriced are getting corrected. That is actually healthy for the market... it brings sellers and buyers closer together and prevents prolonged stagnation.
The gap between average days on market (48) and cumulative days on market (28) is also worth paying attention to. CDAM measures how long a home has been continuously active in its current listing period, while DAM includes any prior listing periods. When CDAM is lower than DAM, it suggests some homes have been relisted after a period off market... another sign that the market has been working through some pricing friction.
The median sales price of $857,560 is still a strong number for the SCV. A 3% dip year over year is not a crash... it is a correction from the elevated pricing we saw coming out of the pandemic years. For buyers, that softening represents real opportunity. For sellers, it means pricing strategy matters more than it did 18 months ago.

This is a more favorable environment for buyers than we have seen in a while. Homes are sitting longer, which means you have more time to think and more room to negotiate. The 10% of sellers who just cut their prices? Those are conversations worth having. If you have been on the sidelines waiting for the right moment... this market is worth a closer look.

Pricing right from day one matters more than ever right now. The data is clear that overpriced homes are sitting and then getting reduced... which costs you time and often nets you less than a well-priced listing would have from the start. Presentation, photography, and marketing still make a meaningful difference. The buyers are out there... they are just more selective than they were a year ago.
