You do not need to have everything figured out yet. But if buying a home in 2027 is on your radar, fall is the right time to start paying attention. The buyers who are most prepared when they find the right home are almost always the ones who started thinking about it months before they were ready to make a move.
Here is exactly what we would do this fall if we were planning to buy in 2027.
Spend Time in the Neighborhoods You Are Considering
If you think you might want to live in a certain area, start spending real time there now, before you ever have a house to show.
Drive through on a weekday morning. Walk around after dinner. Grab coffee at a local spot nearby. Pay attention to what the area actually feels like during a normal week, not just on a Sunday afternoon when you are on your best behavior about a potential neighborhood. The way a place feels at 7am on a Tuesday tells you a lot more than how it looks on a listing photo.
Pay Attention to the Things You Cannot Change
When you visit an area, look beyond the house itself. A kitchen can be renovated. A location cannot.
Notice the traffic at different times of day. Check the street parking. Note how close you are to busy roads, what the walk to nearby shops actually feels like, and how long your everyday errands would take. These are the details that matter most once you actually live somewhere, and they are easy to overlook when you are focused on square footage and finishes.
Start Keeping an Eye on Homes You Like
Even if you are not ready to buy yet, start saving homes that catch your eye and following what happens to them over time.
Watching listings helps you build a feel for pricing in real time: how quickly things are selling, what price reductions look like, and what you can realistically expect when you are ready to make a move. By the time you are ready to act, you will not be learning the market from scratch. You will already know it.
Get Specific About Your Future Budget
Most buyers think about the purchase price. The prepared ones think about the full monthly picture.
Look beyond what a lender will approve and figure out what you would actually be comfortable spending each month. Then leave room for property taxes, insurance, utilities, maintenance, and the costs that come with the specific kind of home you want. A budget you can comfortably live with matters a lot more than the maximum number on a pre-approval letter.
Figure Out What You Are Willing to Compromise On
This one takes some honest conversation, but it makes everything easier later.
Make a list of the features you care about most. Then ask yourself what you would actually give up to get into the neighborhood you want. Would you take a smaller kitchen for a better location? Would you choose an older home with a great lot over a newer build farther away? Knowing your trade-offs before you start shopping means you make faster, clearer decisions when it counts.
Start Having Conversations with a Local Agent Now
Not because you need to start touring homes tomorrow. Because the earlier you start the conversation, the more time you have to learn.
A good local agent can help you understand the neighborhoods you are considering, get a realistic read on pricing and inventory, and prepare you for the things buyers tend to miss. By the time you are ready to move, you will have a real advisor in your corner rather than starting from zero under deadline pressure.
You Do Not Need to Have Everything Figured Out Yet
You just need to start paying attention.
If buying in 2027 is part of your plan, fall is the right season to start laying the groundwork. The Santa Clarita Valley market rewards prepared buyers, and preparation starts well before you are ready to make an offer.
If you want to talk through what buying in 2027 could look like for you, we would love to be that conversation.
