Valencia is the community I recommend most often when someone asks me where to start their search in the Santa Clarita Valley. I have been helping buyers and sellers here since 1989, and after all these years, Valencia still impresses me. It is thoughtfully designed, genuinely family-friendly, and offers something for almost every lifestyle and budget. If you are thinking about making a move to the SCV, this guide will give you an honest look at what life in Valencia is really like.
What Makes Valencia Special
Valencia is a master-planned community, and you can feel it the moment you drive through. The streets are clean and well-maintained, the landscaping is beautifully kept, and there is a real sense of pride in how residents take care of their homes and neighborhoods.
But what truly sets Valencia apart is the paseo system. These are landscaped walking and biking paths that wind through the community, connecting neighborhoods, parks, schools, and shopping areas without ever requiring you to cross a busy street. Families with young children love them. So do residents who walk dogs, ride bikes, or simply want to get outside after dinner. It is one of those amenities that sounds nice on paper but genuinely changes the way you experience daily life once you live here.
Valencia is also one of those rare communities where you can get to a great park, a coffee shop, a top-rated school, and a major freeway all within a few minutes of each other. That combination of convenience and livability is hard to find, and it is a big reason why Valencia has remained one of Southern California's most desirable communities for over 50 years.
Neighborhoods Within Valencia
Valencia is made up of several distinct sub-areas, each with its own character and price range. Here is a quick overview of what you will find:
Northbridge and Old Orchard are established, family-oriented neighborhoods with well-sized lots, mature trees, and strong community parks. Old Orchard Elementary is one of the highest-rated schools in the entire state, which draws buyers to this area specifically.
Bridgeport is centered around the 25-acre Bridgeport Lake and offers a beautiful, resort-like setting. Homes here range from attached townhomes to larger single-family residences, and the lakeside lifestyle is genuinely special.
West Creek and Tesoro are newer planned communities on the western edge of Valencia with modern home designs, community pools, and well-maintained HOA amenities. These neighborhoods tend to attract buyers looking for newer construction without going all the way to FivePoint.
FivePoint Valencia is the newest large-scale development in the area, with homes ranging from townhomes to larger single-family residences. It is a newer community still growing into itself, with parks, trails, and amenities being added as it develops. Buyers here should factor in Mello-Roos assessments when calculating total monthly costs.
Valencia Lakeshore is a golf-themed community near Tournament Road with a beautiful lake setting and a quieter, more established feel.
Schools
Schools are one of the top reasons families choose Valencia, and the reputation is well-deserved.
Elementary schools in Valencia fall under either the Saugus Union or Newhall school districts depending on which sub-area you live in, so it is always worth verifying the specific school boundaries for any home you are considering. I always recommend buyers do this before falling in love with a particular street.
For secondary schools, Valencia is served by the William S. Hart Union High School District. Valencia High School and West Ranch High School are both highly regarded, consistently earning strong ratings and producing competitive academic and athletic programs.

Parks and Outdoor Life
Valencia is extraordinarily well-served when it comes to parks and outdoor recreation. The community has over 30 parks spread across more than 2,000 acres of green space, which is remarkable for a suburban area of its size.
Central Park is one of the most popular gathering spots in the SCV, with sports fields, playgrounds, a dog park, and space for community events. Bridgeport Lake offers a beautiful setting for walking and enjoying the outdoors right in the heart of the neighborhood. West Creek Park is another favorite, with a sand play area and basketball courts set amid lush landscaping.
For families who love the water, the Santa Clarita Aquatic Center is a local treasure. And if you are up for a short drive, Castaic Lake offers boating, fishing, and hiking that feels a world away from the suburb you just left.
The paseos connect much of this green space together, making Valencia one of the most walkable communities in the entire Los Angeles area.
Shopping, Dining, and Entertainment
Westfield Valencia Town Center is the retail hub of the community, with over 100 stores and restaurants within walking distance or a short drive from most Valencia neighborhoods. You will also find grocery stores, healthcare facilities, fitness studios, and everyday services conveniently distributed throughout the area.
For dining, Valencia has a strong mix of local restaurants, casual chains, and coffee shops. The options continue to grow as the community expands.
And of course, Six Flags Magic Mountain is right in Valencia's backyard. Whether you have season passes or save it for special occasions, having one of Southern California's most iconic theme parks a few minutes from home is something our clients always appreciate, especially those with kids.
College of the Canyons, one of the most well-regarded community colleges in California, is also located in Valencia, adding an educational and cultural dimension to the community that benefits residents of all ages.
Commuting From Valencia
One of Valencia's most practical advantages is its commuter access. The community sits conveniently between the I-5 and SR-14 freeways, giving residents multiple routes to the San Fernando Valley, downtown Los Angeles, Ventura County, and beyond.
The Metrolink commuter rail station in Santa Clarita also provides a train option for those commuting into the city, which is something more buyers are considering as traffic on the 5 remains a real factor in daily life.
Most of my clients who work in the Valley or downtown tell me the drive feels manageable compared to living closer to LA, especially once they weigh it against the square footage, yard space, and quality of life they get in exchange.
The Real Estate Market
Valencia offers a wide range of home types and price points, which is one of the reasons it appeals to such a broad range of buyers.
As of mid-2026, the median home price in Valencia is approximately $820,000 for single-family homes, with entry-level condos and townhomes available in the $500,000 range and luxury estates well above $2 million. Homes are spending an average of around 46 days on the market, giving buyers a bit more time to be thoughtful than in years past.
It is worth noting that some Valencia communities, particularly newer developments, include HOA fees and Mello-Roos special assessments. These can add meaningfully to a monthly payment and should always be factored into any budget conversation. I make sure every buyer I work with understands the full cost of ownership before making an offer.
