If you want to understand the soul of the Santa Clarita Valley, start in Newhall. It is the oldest neighborhood in Santa Clarita, and that history is not just a footnote — it is woven into the streets, the buildings, and the character of the people who live here. I have been working in this community for decades, and Newhall continues to surprise and delight buyers who discover it for the first time. It is one of those places that rewards people who look a little closer.
Here is what life in Newhall is really like.
A Neighborhood With Genuine History
Newhall's roots run deeper than almost anywhere else in the Santa Clarita Valley. In the 1800s it served as a key hub for railroads, ranching, and film production. William S. Hart, one of the most iconic figures of the silent film era, called this area home. The Pioneer Oil Refinery, the oldest surviving oil refinery in the world, still stands here. The Lyons Station Stagecoach Stop, once part of the original stage line running between Los Angeles and San Francisco, is a tangible reminder of how long people have been passing through and settling in this valley.
That history gives Newhall something you simply cannot manufacture in a master-planned development. It has a sense of place, a genuine identity, and a community that feels rooted rather than newly arrived.
Old Town Newhall: The Heart of the Community
Old Town Newhall is the crown jewel of the neighborhood and one of the most vibrant districts in all of Santa Clarita. In recent years the area has undergone a meaningful revitalization that has transformed Main Street into a lively corridor of coffee shops, art galleries, boutiques, and family-owned restaurants while preserving the historic architecture that makes it unique.
The Newhall Metrolink Station sits right in the heart of Old Town, making this one of the most walkable and transit-accessible communities in the entire SCV. Residents can walk to dinner, catch a show at the Canyon Theatre Guild, browse local art at the Santa Clarita Artists Association Gallery, or simply enjoy a weekend morning strolling Main Street in a way that most Santa Clarita neighborhoods simply do not offer.
The arts community here is genuinely active. Gallery shows, community events, outdoor concerts, and the beloved Thursday evening Farmer's Market at Old Town Newhall create a rhythm of local life that feels more like a real town than a suburb. For buyers who crave that kind of energy and authenticity, Newhall delivers it in a way that nowhere else in the SCV quite does.
Neighborhoods in Newhall
Newhall offers more variety in its housing stock than most other parts of Santa Clarita. You will find older craftsman bungalows and Spanish-style homes on tree-lined streets, mid-century ranch homes on larger lots, newer condos and townhomes near the Metrolink station, and everything in between.

Old Town Newhall itself has a mix of older single-family homes, condos, and some newer infill development close to Main Street. Walkability is the defining feature here, and the trade-off is that homes tend to be older and lot sizes smaller than in newer communities.
Friendly Valley is a 55-plus active adult community in the 91321 zip code offering a quieter, amenity-rich lifestyle with a golf course, clubhouse, and a strong sense of community among its residents. It is a wonderful option for buyers in that stage of life.
The area surrounding William S. Hart Park includes some of Newhall's most established and beloved residential streets, with mature trees, well-kept older homes, and a neighborhood feel that long-time residents are fiercely proud of.
For buyers who value character over uniformity and are open to homes that may need some updating, Newhall presents real opportunities. The variety in housing age and type can create meaningful value for buyers willing to look past surface finishes.
Schools
Newhall is served by the Newhall School District for elementary grades and the William S. Hart Union High School District for secondary education.
Newhall Elementary and Oak Hills Elementary are among the well-regarded options at the elementary level. For middle school, Placerita Junior High serves a portion of the community and has a solid academic reputation. At the high school level, Hart High School is the primary option for most Newhall students and has a strong community identity and long history in the valley.
College of the Canyons, one of the most highly regarded community colleges in California, is just a short drive away and provides higher education and workforce training options that benefit residents of all ages.
As always, school boundaries can vary by specific address, so I always recommend buyers verify their exact school pathway before making a decision based on a particular campus.
William S. Hart Park and Outdoor Life
William S. Hart Park is one of Newhall's greatest treasures and one of the most beloved parks in the entire Santa Clarita Valley. The 125-acre property includes the historic Hart Mansion, a small herd of American bison that has lived on the grounds for generations, hiking trails, picnic areas, and Heritage Junction Historic Park, a museum complex featuring restored historic buildings from the region's past.
The park is free to the public and offers a genuinely special outdoor experience that connects visitors to the history and natural beauty of the area. Weekend mornings here feel like a world away from Los Angeles, and that is one of the things longtime Newhall residents treasure most about living here.
Placerita Canyon Nature Center, just minutes away, offers additional hiking trails, wildlife viewing, and environmental education in a beautiful canyon setting. And the broader Santa Clarita trail network connects Newhall to miles of open space and hillside paths.
For families, Hart Park's sports fields, playgrounds, and community events make it a genuine anchor for neighborhood life. The Veterans Historical Plaza in the heart of Old Town provides a peaceful gathering space that hosts community celebrations, concerts, and public events throughout the year.
Shopping, Dining, and Everyday Life
Old Town Newhall's Main Street corridor has grown into a genuinely enjoyable dining and shopping destination. Local coffee shops, independent restaurants, wine bars, and boutique retail give the area a quality you do not find in most suburban communities. The Thursday evening Farmer's Market draws residents from across the SCV and is one of those weekly rituals that makes Newhall feel like a real community.
For everyday needs, grocery stores, pharmacies, and everyday services are accessible within the neighborhood and along the connecting corridors into Valencia and Canyon Country. And for larger retail needs, Westfield Valencia Town Center and the broader Valencia shopping corridor are just a short drive north.
The Metrolink station also gives Newhall residents a meaningful commuter option that most other SCV neighborhoods lack, which is increasingly appealing to buyers who work downtown or prefer not to drive on the 5 every day.
Commuting From Newhall
Newhall's central location within the Santa Clarita Valley gives residents solid access to both the I-5 and the SR-14, with quick connections north into Valencia and Stevenson Ranch and east into Canyon Country. For commuters heading into Los Angeles, the Newhall Metrolink station is a genuine asset that sets this neighborhood apart.
The combination of freeway access and rail connectivity makes Newhall one of the more commuter-friendly communities in the SCV, and it is something more buyers are factoring into their decisions as traffic on Southern California freeways continues to be a daily reality.
The Real Estate Market
Newhall offers some of the most accessible entry points in the Santa Clarita Valley, which makes it an excellent option for first-time buyers, buyers on a tighter budget, and investors looking for value in a community with strong fundamentals.
As of mid-2026, the median home price in Newhall is approximately $715,000 to $725,000 for single-family homes, with condos and townhomes available starting in the mid-$300,000s and larger homes reaching into the $1.2 million range and beyond. Homes have been selling in around 26 to 38 days on the market, reflecting healthy demand in a community with limited inventory of its own distinct character.
One of Newhall's advantages is that many of its older, established neighborhoods do not carry HOA fees or Mello-Roos special assessments, which can make the true monthly cost of ownership more straightforward than in some newer planned communities. This is worth understanding and comparing carefully when evaluating homes across different parts of the SCV.
The variety in Newhall's housing stock also means there are real opportunities for buyers who are willing to update a home and build equity over time. It is a different kind of value than buying in a brand-new development, but for the right buyer it is a very smart play.
Is Newhall Right for You?
Newhall is the community I recommend when buyers tell me they want character, walkability, authentic local culture, and real value — without feeling like they are compromising on quality of life. It is not for everyone. If you need a brand-new home, a robust HOA, or the specific school boundaries of another neighborhood, Newhall may not be your best fit.
But if you are drawn to a neighborhood with genuine soul, a walkable Main Street, access to transit, outstanding parks, and a community that takes pride in its history and its people, Newhall is worth a very serious look.
