Marketing Plan

 

The most important part of listing a home is not what an agent does to get the listing, but what an agent does with the listing once they have it. There are two kinds of agents, passive and pro-active.  I am a pro-active agent. Let’s go through my plan of action that will assist us in generating the right mix of potential buyers for your home:

 

My Objectives are the following:

 

1.            To assist in getting as many qualified buyers as possible into your home until it is sold.

2.            To communicate to you weekly the results of our activities

3.            To assist you in negotiating the highest dollar value…between you and the buyer.

 

The following are the steps I take to get a home sold…the “Pro-Active Approach”:

      1.         Input your listing into our multiple listing system for maximum agent        exposure

      2.         Price your home competitively…to open the market vs narrowing the market

      3.         Install the lock box on your property

4.            Install the for sale sign on your property

5.            Call all agents who have recently shown homes similar to yours and  see if their buyers are still available

6.           Call all buyers who have recently viewed homes similar to yours.  I know where the buyers are for your home because we track them!

7.            Order multiple photo flyers of your home

8.            Order a virtual tour of your home so it can be viewed via the internet 24 hours a day

9.            Upload professional quality photos of your home to the Multiple Listing Service so agents can get a better idea of what your home looks like, and if it will fit their clients needs

10.         Advertise in the local media including Homes and Land Magazine

11.         Post your property on Realtor.com for maximum exposure. Realtor.com is the #1 search engine for interested buyers. They offer multiple pictures of your home.  Only 1% of agents put multiple pictures on the site. I utilize the maximum amount of pictures of my clients home and I also have the virtual tour accessible form this site.

12.         Post your property on my own website, www.kathywatterson.com with photos and the virtual tour

13.         Post your property on the RE/MAX International website

14.         Set up broker preview caravans

15.         Mail out “Just Listed” postcards to the neighborhood

16.         I will promote your home at our Association network meetings

17.         I will promote your home weekly at our SCV Network Group meetings to the area’s top 27 agents who all work together and provide a features sheet for their potential buyers

18.         I will promote your home at our RE/MAX office meetings to let the other professionals I work with   inform their buyers

19.         Develop a list of features of your home for the Brokers to use with their potential buyers.

20.          I will contact out of area agents who have recently shown homes in this area to promote your home

21.         Within the first 7 days I will notify my past clients, professional contacts and associates about your home, again working to find you a buyer

22.         I will set up open houses and pre-mailers to the neighborhood letting them know about it

23.         We check your showing status via the internet daily and contact the agents for feed back. We will call you for any other showings you may have had.  Please make sure to keep all agents business cards so we can call the agents for feedback.

24.         I will call or email you regularly with buyer feed back and with updates on any changes in the market

25.         Prospect 3 hours per day and talk to people looking for potential buyers.

26.         Pre-qualify prospective buyers.  I will not open escrow until I have verification of all the crucial factors. I will keep you aware of the various methods of financing that a buyer might want to use.

27.         Negotiate on your behalf to assist you in getting the best possible price and terms and open escrow

28.         Handle all follow up, title, inspections, mortgage procedures and disclosures in escrow until the closing.

29.          We will track the entire process of your escrow and follow through with you on all updates.
